Now that I have decided to rent my property, how do I go about finding tenants?

There are three avenues which you should consider when setting out to find a new tenant, depending on local rental market conditions, time of year, etc.

1. The “Semi” Do It Yourself Method.

In this case you would do your own advertising and arrange to show the property to prospective tenants.

Once the prospective tenant(s) indicate that he/she/they wish to rent the property, MAP will see the transaction through efficiently and in a timely manner. We will meet the tenants, review the application, obtain a credit report, check rental history, write the lease, collect the security deposit, complete the move-in inspection, deliver the keys, collect the first month’s rent, and establish the repair reserve fund. A nominal administration fee is collected from the owner for these administrative services.

2. Let MAP Take Care Of The Whole Process.

In this case you would simply sit back and let MAP handle the entire advertising, showing, credit check, lease writing and tenant move-in process. A nominal fee for a 1, 2 or 3 year lease is collected. MAP will be authorized to place a “For Rent” sign on the property. The owner will pay for all advertising. The form, content and frequency of the advertising shall be at the sole discretion of MAP.

3. Running Out Of Time and Need The Most Exposure.

We’ll arrange for your property to be listed for rent through our company. This will give your property full exposure to the greatest number of prospective tenants by way of the Multiple Listing Service. A MAP Associate or a real estate agent will take care of showing the property and MAP will still do all of the same things as noted in #2 above.
